Report Types
MyRental offers a range of report types to help you build a fuller picture of each applicant. These reports pull from public records and consumer reporting sources to surface information that supports a confident, well-informed leasing process. As with all MyRental reports, the data provided is intended to assist your evaluation. The final leasing determination is always made by your property team.
Because many of these records are governed by a patchwork of federal, state, and local laws, certain information may not be available in every jurisdiction. The sections below outline what each report includes, along with the legal and geographic restrictions to keep in mind.
๐ต Income Insightsโ
Gain insight into an applicant's self-reported income. The model analyzes the applicantโs self-reported income by using data from the credit report, including an analysis of how much they pay toward balances, the amount of money they spend, and the types of balances they carry among other factors. Income Insights compares this credit behavior to the applicantโs self-reported income to determine whether additional income verification is recommended.
๐ณ Credit Reportโ
Get a TransUnionยฎ credit report on every applicant, including Social Security number validation, name and known aliases, address history, public records, tradeline data, and recent credit inquiries.
When you order a credit report, your applicant is automatically sent an email requesting permission to share their credit information. They'll be directed to the credit report provider to verify their identity and authorize the release of their report. Once authentication is complete, and reports are ready, you can view the full credit report from the Applicant Details tab on your dashboard.
Please note: Credit reports are only available for applicants in the United States. Landlords cannot request a credit report on themselves.
๐ก๏ธ Criminal Reportsโ
MyRental Criminal Reports show you whether an applicant has a criminal conviction on record, drawing from trusted government sources. Non-conviction criminal records are not reported within MyRental Criminal Reports. Additional surcharges and court fees apply when applicable.
This report is subject to federal, state, and local laws and regulations that may restrict MyRental's capacity to return some records. Certain jurisdictions may also restrict what records are available for return.
What's included? Convictions only. We surface records from the Department of Corrections (DOC), covering state prisons and incarcerations, and from the Administrative Office of the Courts (AOC), which provides court records for criminal events resulting in a conviction.
What's not included? Non-conviction records. Arrests without convictions, dismissed charges, cases under deferred adjudication and pending cases are not reported in MyRental Criminal Reports.
๐ State Coverage Notesโ
- Massachusetts: Criminal record information is not available due to state reporting restrictions.
- Other gray-shaded states: Per the coverage map below, it is recommended to order an individual statewide or county search for any state shown in gray to ensure coverage.

๐๏ธ Housing Court Data Reportsโ
Housing Court Data Reports include landlord and tenant court records that resulted in a judgment in favor of the landlord within the past 36 months.
This report is subject to federal, state, and local laws and regulations that may restrict MyRental's capacity to return some records. Certain jurisdictions may also restrict what records are available for return.
๐ TU Rental Scoreโ
Just as a credit score predicts the likelihood that a loan will be paid, the TU Rental Score assesses risk by helping to predict the likelihood a resident will fulfill a lease obligation. TU Rental Score is engineered for rental screening and is designed to provide a better estimation of risk to your future rental property income than a typical credit score.
Prospective residents are awarded a rating from 350-850, with 850 being the best possible score.
The score is generally made up of five factors (actual score elements may vary based on the specific applicant being scored):
- Payment History
- Credit Utilization
- Credit History
- Credit Availability
- Inquiries
